The Hard Truth

Why Most New Agents Fail in Year One

The deck is stacked against new agents before they close their first deal. Here's what nobody told you in real estate school.

Massive Commission Splits

Traditional brokerages take 30-50% of every commission check from new agents. Your first $10,000 deal? You might only see $5,000 — and that's before taxes.

–30% to 50%

6-12 Months to First Check

Most new agents don't see a paycheck for months. Meanwhile, brokerage fees keep coming — desk fees, tech fees, and monthly dues that drain your savings.

6–12 months

"Figure It Out" Culture

Many brokerages recruit new agents but offer zero real training. You pass the exam, hang your license, and then... crickets. No mentorship. No roadmap.

40% quit Year 1

Hidden Startup Costs

After spending $500-$800 on pre-licensing, $39 on the exam, $91 for your license, plus E&O insurance — your brokerage hits you with $300-$500/month in fees before you earn a dime.

$5,000+ before first deal

Pay for Basic Tools

CRM, transaction management, e-signatures, marketing tools — brokerages charge $150-$300/month for technology that should be standard in 2026.

$1,800–$3,600/yr

NAR Settlement Confusion

The 2024 NAR settlement changed how buyer agents get compensated. New agents need guidance on buyer representation agreements, value articulation, and new commission structures.

New rules, no guide

Your Roadmap

From Student to Producing Agent

Here's exactly how to get your Tennessee real estate license and start your career at The Homestead Group. Most agents complete this in 8-10 weeks.

1
Pre-License

Complete 90 Hours of Pre-License Education

Tennessee requires two courses: a 60-hour Basic Principles of Real Estate course and a 30-hour Course for New Affiliates. Available online or in-person from TREC-approved schools. The 60-hour course covers real estate law, contracts, finance, and property management. The 30-hour course prepares you for actual field work.

State Exam

Pass the Tennessee Real Estate Exam

The exam is administered by PSI and consists of 120 questions: 80 national and 40 Tennessee-specific. You need a 70% to pass. Your school submits your eligibility directly to PSI — then you schedule and take the exam. You have 6 months to pass.

New Agent FAQ

Questions New Agents Ask

Starting your real estate career is a big decision. Here are honest answers to the questions we hear most.

Yes! Once you've passed your state exam, we can serve as your sponsoring broker. We'll sign your application, help you get your license activated through the CORE system, set up your MLS access, and get you fully operational within 24-48 hours. Many new agents are ready to start showing homes within days of joining.
Absolutely. We know that pre-license education teaches you to pass the test — not to run a business. Our new agent program covers everything the exam didn't: writing contracts, running buyer consultations, listing presentations, lead generation, CRM setup, social media marketing, and navigating the new buyer representation rules. You also get paired with a mentor for 1-on-1 guidance through your first transactions.
We've built a fundamentally different brokerage model. By keeping overhead lean, leveraging technology, and generating revenue through ancillary services and partnerships — not agent fees — we've created a model where our success is directly tied to your success. When our agents thrive, the ecosystem we've built thrives with them. It's all documented transparently in your ICA.
Yes! If you're considering a career in real estate, book a meeting with our team now. We can walk you through the entire licensing process, recommend approved pre-license schools, answer your questions about the career, and have everything ready for you to start the moment you pass your exam. Getting connected early means zero downtime once you're licensed.
The 2024 NAR settlement changed how buyer agent compensation works — buyers now sign representation agreements before showings, and commissions are no longer automatically offered through the MLS. This is actually an advantage for new agents at Homestead. We train you specifically on how to articulate your value, conduct proper buyer consultations, and navigate these new rules confidently. You'll start your career doing it the right way from day one.
We currently serve Tennessee and Alabama, with agents throughout both states. Florida and Georgia are next on our expansion roadmap. If you're in Alabama, the licensing process is slightly different — reach out and we'll walk you through the Alabama-specific requirements. If you're in an upcoming state, apply now to be first in line when we launch.
Yes, Errors & Omissions insurance is required by Tennessee and Alabama to hold an active real estate license. When you join, we'll guide you through obtaining an E&O policy and recommend trusted providers. It's typically one of the more affordable costs of getting started — and it protects you from professional liability as you begin your career.
Absolutely. Since we don't charge monthly fees, desk fees, or any recurring costs, there's zero financial pressure to produce immediately. Many new agents start part-time while maintaining their current income, then transition to full-time as their real estate business grows. Our model is uniquely suited for part-time agents because you're never paying for a seat you're not using.
