Tennessee requires two courses: a 60-hour Basic Principles of Real Estate course and a 30-hour Course for New Affiliates. Available online or in-person from TREC-approved schools. The 60-hour course covers real estate law, contracts, finance, and property management. The 30-hour course prepares you for actual field work.
The exam is administered by PSI and consists of 120 questions: 80 national and 40 Tennessee-specific. You need a 70% to pass. Your school submits your eligibility directly to PSI — then you schedule and take the exam. You have 6 months to pass.
Get fingerprinted through IndentoGO® (electronic submission to TBI/FBI), obtain Errors & Omissions insurance, and submit your Affiliate Broker application through the Tennessee CORE system. The license fee is $91.
